V-A loans, are loans guaranteed by the veterans administrations for persons who have served in the armed forces. V-A loans usually require no down payment. The veterans administration also provides services to veterans such as loan servicing and financial counseling to help them avoid losing their homes during financial difficulties. Guaranteed va loans protect the lender against loss if payments are not made and are intended to encourage lenders to offer veterans, loans with more favorable terms. V-A loans can be used to buy, build, improve or refinance a home. The current maximum guaranty is two-hundred and three thousand dollars. This of course, depends on the borrower's income level and the appraised value of the property. _
