U would have to be out of it to not recognize that UNR traffic has a significant impact. Building near the campus should reduce this daily load, it just makes more sense. That said, this area lacks any real foresight on planning, especially traffic. it is just a cozy place to be a road builder, or vacant land owner. Beats putting students into underutilized casinos/hotels. even over a mile from campus, via city streets, landlords market houses as "near campus". Soon after, the loud parties begin.

Sometime ago I sent an e-mail to Ask Joe inquiring what was being built at the top of Valley Road on the site of the old Luce and Son warehouse. I never received an answer. It's a shame there were no neighborhood meetings held to address the issue of traffic congestion, and these apartments (they remind me of rabbit warrens) will definitely add to the traffic congestion in the neighborhood which includes the students of the Lemelson Stem Academy grammar school, to which the additional traffic will pose a hazard. There are already apartments built some years ago nearby that are marketed to students.
