Reno-Sparks Association of Realtors: Sales of existing homes declines

RENO, Nev. (MyNews4.com & KRNV) -- The Reno-Sparks Association of Realtors (RSAR) released its July 2014 report on existing home sales in Washoe County -- including median sales price and number of home sales in the region.

The report showed that during July 2014, Washoe County had 520 sales of existing single-family homes -- an 8 percent decrease from June of this year.

The acceleration in median price has slowed in comparison to the rapid increase that occurred in 2012 and early 2013,” said Mark Ashworth, 2014 president of the Reno-Sparks Association of Realtors and a realtor with Transaction Realty 500. “The slowing in the acceleration of median price is a positive trend particularly for the Washoe County Median income household. We also saw that new listings are up from the prior month, but inventory levels in the $100,000 to $300,000 price range have less than a four-month supply. This has made that price range extremely competitive in our market.”

The report listed the median sales price for an existing single family residence in Washoe County in July 2014 at $250,000; an increase of 16 percent from July 2013 and no change from June 2014. All sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes. The median sales price of existing condominium and townhomes in Washoe County in July 2014 was $107,500; an increase of 34 percent from a year ago.

In July 2014, Reno -- including North Valleys --had 345 sales of existing single family homes; a decrease of 15 percent from last year and a 10 percent decrease from June 2014. The median sales price in Reno for an existing single-family residence in July 2014 was $250,000; a 15 percent increase from July 2013 and a 2 percent decrease from the previous month.

Sparks -- including Spanish Springs -- experienced 165 sales of existing single family homes in July 2014; a 3 percent decrease from July 2013 and a 4 percent decrease from the previous month in June 2014. The Sparks median sales price for an existing single family residence in July 2014 was $250,000; a 19 percent increase from last year in July 2013 and a 5 percent increase from June 2014. The existing condominium and townhome median sales price for July 2014 in Sparks was $98,000; a 64 percent increase from last year.

The July 2014 report indicated that Fernley had 37 sales of existing single family homes; a decrease of 26 percent from last year in July 2013 and a 5 percent decrease from the previous month in June 2014. The median sales price in Fernley for an existing single family residence in July 2014 was $143,000; a 6 percent increase from July 2013 and a 10 percent increase from last month.
